Income Guaranteed Management Model
If you choose this option Sundance Residences & Boutique Hotel management will manage your apartment for a minimum of 5 years.
You may extend your initial contract of 5 years annually once this period is over.
One year's operational income for theproperty owner will equal to 5 % of the purchased price of the unit.
Operational incomes will be paid in 3 equal payments in Euro on June 15th - July 15th - August 15th every year.
In the event that an invoice can be issued for operating incomes,Vat shall be paid by the Management. In the event that no invoice is issued, the withholding payments shall be made by the property owner.
Management shall pay the apartment maintenance dues during the operating term.
Management shall be responsible for furniture and furnishing of the apartments.
During the management term, you will annually be offered 2 weeks of free accommodation, 1 week being in the winter months. You will accommodated in your apartment or in an equivalent apartment. In the event that you would like to extend your vacation, 25% discount will be applied over regular room rates .
Your apartment will be delivered with all the necessary repairs and modifications completed, painted an free of furniture at the end of the operating term.Non- Contracted Management Model
In the event that you would like to rent out your apartment for an unoccupied period; you may apply to Sundance Residences & Boutique Hotel management and request your apartment to be rented on your behalf.
50% of the accommodation income earned from leasing as per the terms specified by Sundance Boutique Hotel Management shall be paid to the management 50 % shall be paid to the apartment owner.
In the event that an invoice can be issued for operating incomes, VAT shall be paid by the Management . In the event that no invoice is issued, the withholding payment shall be made by the property owner.

May I obtain a deed under my name in Sundance Residences & Boutique Hotel?
Yes, you may receive the deed under your name. Foreign citizens may obtain their deeds after completing their military permission procedures. In the land of Sundance Residences & Boutique Hotel there is no obstacle in sales of foreign citizens.
Do I have to be present in Bodrum during the purchasing procedure?
Whilst security controls of foreign citizens, they are free to return to their home lands. If you have a representative and/or a lawyer who has your Proxy, you don’t have to be present in Bodrum during the transfer of the deed. Otherwise, you must be in Bodrum in order to receive your deeds on your own name during the deed transfer, you must stay in Bodrum.
What are the expenses involved with the transfer of a deed?
It is necessary that you pay the purchasing tax for your flat. This tax rate is equal to the 3,3 % of the price and the rate of 1,65 % of this tax must be paid by us and the other half by yourself.
